Overwatch

Overwatch refers to the active, on-site supervision and coordination of prior approved third-party service providers or contractors while they are performing scheduled maintenance or repairs on a property in the absence of the homeowner. This essential service is often included in our concierge package, ensuring that homeowners receive comprehensive home watch services.

This service ensures:

• Work is completed as agreed and on time
• The correct areas of the home are accessed and secured
• No damage or unauthorized activity occurs during the service
• Contractors follow any special instructions left by the homeowner
• Accurate reporting is provided, including photos or notes

Post Storm Assessment

Post-storm assessment refers to a systematic inspection of a property after a severe weather event—such as a thunderstorm, windstorm, snowstorm, or tornado—to identify and document any damage or safety concerns. This is a vital aspect of our property management offerings.

This includes evaluating:

• Exterior damage to the roof, siding, windows, gutters, docks, or landscaping
• Interior issues like water intrusion, power outages, leaks, or HVAC failure
• Security risks such as broken windows or unsecured entry points
• Utility status (electricity, water, sump pumps, alarms)
• Documentation including time-stamped photos and a report for the homeowner or insurance purposes.

Emergency Liaison

An Emergency Liaison is a trusted local representative who serves as the homeowner’s point of contact and on-site responder in the event of an emergency at the property when the owner is away. This service is a crucial part of our home watch services, ensuring peace of mind for homeowners.

This includes coordination during urgent situations such as:

• Responding on-site to assess the situation quickly
• Communicating with the homeowner in real-time
• Taking photos and documenting the damage or issue
• Coordinating and granting access to emergency services, utility companies, or prior approved contractors
• Securing the property if damage has occurred
• Acting as a liaison between the homeowner and insurance provider if needed.

Concierge Services, which can be included in a comprehensive concierge package, are charged in addition to the Exterior, Property, and Interior Packages by the hour. Alternatively, you can purchase 16 hours of these services to utilize over the course of 12 months at a discounted rate.
